Understanding Property Context

The parcel is the beginning of the question, not the end of it.

Why this matters

Property context is where the largest and least reversible surprises live. Almost all of it is verifiable before closing — but only if someone looks.

What context means

  • Adjacency — what borders the lot on every side, including behind it.
  • Topography and drainage — how water moves across and away from the site.
  • Roads — current classification and any planned expansion or extension.
  • Land use — zoning, platting, and undeveloped parcels nearby.
  • Utilities and infrastructure — easements, transmission corridors, lift stations.
  • Community governance — HOA, MUD or other district obligations, and phasing.

Texas-specific context worth checking

Many Texas master-planned communities sit within special districts that carry their own tax rates and obligations. Others are mid-build, which means the streetscape you see today is not the streetscape you will live in.

Ask for the community phasing plan and the current status of each phase. Ask what is platted adjacent to the neighborhood.

Facts, observations, and assumptions

Keep three columns. A verified fact has a source you can cite. An observation is something documented on a specific date at a specific time. An assumption is neither — and assumptions should never be allowed to travel unlabeled into a decision.
