Why this matters

Your agent holds local knowledge you cannot access from another state. The quality of what you receive depends almost entirely on the quality of what you ask.

About the area

  • How does this street behave at 7:30 a.m. and 5:30 p.m.?
  • What is planned or platted within a mile of this community?
  • Which nearby areas do buyers with my priorities usually compare this one against?
  • What do residents here most commonly complain about?

About the property

  • Why is the seller moving, and how long has it been listed?
  • What is directly behind and beside the lot?
  • Are there known drainage, foundation, or grading issues on this block?
  • What has been repaired or replaced, and is documentation available?

About the process

  • What would you verify before you'd advise an out-of-state buyer to sign?
  • Which items on my list can be confirmed in writing this week?
  • What would make you walk away from this property?

Listen for the shape of the answer

A strong answer distinguishes what is known from what is believed. If every answer is confident and none are qualified, ask which parts are verified.
